Our maintenance operations are built to support that standard. We maintain a large, dedicated in-house maintenance team capable of handling the majority of day-to-day repairs, including HVAC service. In addition, we work with an extensive network of reliable, proven vendors who support larger, specialized, or high-volume projects when needed. This structure allows us to respond quickly, maintain quality control, and scale maintenance support across our entire portfolio.

Maintenance is handled 24/7. Residents submit requests through their secure Online Portal, where all work orders are documented, tracked, and managed. If a repair falls within the owner’s established approval limit, our team proceeds immediately and keeps the process moving. If a repair is expected to exceed the approval limit, we notify the owner, outline the issue, and coordinate funding before work begins.

All maintenance activity is fully transparent through the Owner Portal. Owners have access to work order details, status updates, photos, and receipts at any time. Every repair is documented, every cost is tracked, and every decision is executed through a structured process designed to protect the property and maintain consistent standards.

Property Management Standards & Requirements

Our mission is to raise the standard of property management. That commitment does not stop with how we operate—it also extends to the properties we manage. To deliver consistent results and protect the experience of our owners and residents, we maintain clear property standards. These standards allow us to perform at a high level, protect asset value, and build stable long-term portfolios.

To ensure quality operations and consistent performance, properties under management must meet the following criteria:

Property & Lease
Structure

  • Property must be a quality rental home and well-maintained by the owner
  • Management agreement must cover the entire property
  • Initial lease terms must be long-term (12 months or greater)
  • No subletting permitted
  • No short-term rentals or temporary lease structures

Utilities, Access
& Operations

  • If multiple units are on a single parcel, each unit must be separately metered for power and gas
  • No shared or sub-metered utilities
  • Property must be compatible with self-showing lockbox process
  • Shared common access areas may limit leaseability
  • Owner must cancel all service contracts except approved termite or pool services

Maintenance
& Financial Readiness

  • Owner is required to pre-fund repairs with Augusta Rental Homes
  • Emergency repairs must be paid in full within 7 days of completion
  • Property is subject to at least one annual interior and exterior inspection
  • Solar panels must be transferable to residents if applicable

Landscaping
& Exterior Care

  • If multiple units are on a parcel or rented together, Augusta Rental Homes will manage landscaping
  • Landscaping costs are paid by the owner and maintained on a regular schedule

Property
Use & Restrictions

  • No owner-reserved rooms, closets, sheds, or storage areas
  • Resident must have access to the entire property
  • No “Masters Week” or temporary vacancy clauses
  • No mobile or modular homes
  • No furnished or semi-furnished rentals
  • No gated communities
  • No above-ground pools or hot tubs
  • No home warranty programs for maintenance coordination
